South of the Fraser is one of the fastest-growing parts of Metro Vancouver, and much of the work there is done by businesses with no storefront at all: electricians, plumbers, roofers, landscapers, cleaners, mobile mechanics, renovation crews. They work out of a truck and a home office and go to the customer.

Google calls these service-area businesses, and it has specific rules for them. Follow the rules and you can appear in the map results across Surrey, Langley, Delta and White Rock. Ignore them and your listing can be suspended.

Set up your profile the right way

  • If customers do not visit your location, hide your address in your Google Business Profile and list service areas instead. Google’s guidelines are explicit about this.
  • Choose service areas by city or postal code. You can add up to 20, and Google says the overall area should not extend more than roughly two hours’ drive from your base.
  • List the places you really want work from: for example Surrey, Langley City, the Township of Langley, Delta, White Rock and Cloverdale. Do not add Squamish for the sake of it.
  • One business, one profile. Creating extra listings at friends’ addresses in other cities is against the guidelines and a common cause of suspensions.

Understand the distance factor

Even with a hidden address, Google knows where you are based, and distance to the searcher still influences who appears. A business based in Fleetwood will find Surrey searches easier than Tsawwassen ones. You cannot change that with settings. What you can do is strengthen the other two factors Google names, relevance and prominence, through a clear website, steady reviews and local mentions.

Build a website that supports the map listing

  • One strong page per service: panel upgrades, drain cleaning, deck building. Each should explain the job, the process, what affects the price and how to book.
  • A service-area page that lists the communities you cover, with a simple map and realistic response times.
  • City pages only where you have something specific to say: projects in Clayton Heights, acreage properties in Langley Township, older homes in Ladner. Thin copies with the city name swapped are doorway pages under Google’s spam policies.
  • Your phone number as a tappable button at the top of every page. Most of your visitors are on a phone with a problem to solve.

Reviews carry extra weight

When there is no storefront to look at, reviews are how a stranger decides whether to let you into their home. Ask at the end of every job, send a direct link by text, and reply to each one. Do not offer a discount in exchange; it breaks Google’s rules and misleads the next customer. Photos of finished work, with the city named, round out the picture.

Show you are legitimate

Homeowners south of the Fraser hire a lot of trades and have learned to check. Put your licences, insurance and WorkSafeBC coverage where people can see them, along with real names and faces. Our article on trust signals for contractor websites lists what to include.

A realistic expectation

A new service-area business will not outrank an established competitor across all of Surrey in a month. It can, within a few months, become visible in the neighbourhoods nearest its base and for specific services, and grow outward from there as reviews and content build. Consistency beats bursts.
